Glass restoration in Prairie Village.
Construction damage cleaned off new windows before the walkthrough, and hard water removed from the glass in established homes, on site and without replacing the glass.
A 1940s neighborhood that's rebuilding itself.
J.C. Nichols platted Prairie Village in 1941, and in 1949 the National Association of Home Builders called it the "best planned community in America" (Wikipedia). Most of the original homes were modest ranches and Cape Cods, and the median home here was built in 1959 (Census ACS 2020–24).
Those homes are being replaced. Prairie Village saw 126 teardowns in five years (KCUR, 2018), and the city's own reports show 50 to 70 new homes a year from 2019 to 2022, 50 in 2023 and 45 in 2024 (Johnson County Post, 2025). Many of the new homes cost $800,000 or more (Johnson County Post, 2015), and new homes and major additions go through the city's Neighborhood Design Guidelines.
In July 2025 the city council voted 11-0 to pursue fees and fines over the disruption teardown construction causes (Johnson County Post). For builders, that makes finishing fast and clean matter even more, including the glass.

New-build glass and hard water.
On teardown rebuilds, we remove scraper scratches, stucco, paint and spatter from new glass before the walkthrough. In existing homes, it's mostly hard water.

Prairie Village questions
Can you fix glass on a new build before the final walkthrough?
Yes. That's most of our Prairie Village work. We restore scratched or stained glass on site, so there's no reorder, no waiting on glass and no reinstall.
Do you work with builders on more than one house?
Yes. Send photos of each job and we'll schedule around your closings and the city's construction hours.
What about older homes that aren't being rebuilt?
Hard water stains on windows and shower glass are the most common problem in existing homes, and we restore those the same way.
How long does it take?
Most homes are done in about two days on site. Prairie Village is 15 to 20 minutes from our base.
