Overland Park today

Big new-home growth in the south, the county's office core in the middle.

Overland Park has about 204,000 people (Census estimates via City Population) and ranked third in the metro for single-family building permits in 2022 (KC Home Builders Association). Much of that growth is south of 135th Street: the Southern Meadows plan near 191st and State Line calls for 1,200 homes (Johnson County Post), Wild Horse near 175th and Switzer was platted for 418 (Johnson County Post), and luxury homes on W. 167th Street and W. 173rd Terrace were on the 2026 Artisan Home Tour (KC Chamber).

The middle of the city holds Johnson County's office glass. Corporate Woods alone is about 2.2 million square feet of office space (REJournals), Prairiefire mixes retail, offices and a museum at 135th and Nall (Olsson), Bluhawk's second phase is under construction at 159th and US-69 (REBusiness), and the city approved a new Black & Veatch world headquarters in September 2026 (KCTV5).

Overland Park questions

How fast can you get to an Overland Park job?

We're based here, so inspections and test spots are the easiest to schedule of anywhere we work.

Do you work nights or weekends for offices?

Yes. For offices and storefronts we can work after hours so tenants and customers aren't disrupted.

Can you handle several new homes for one builder?
