Hard water stain removal in Leawood.
Sprinkler spots and mineral etching removed from Leawood windows, glass doors, pool fences and shower glass, on site, without replacing the glass.
Hard water, plus a lot of sprinklers.
Leawood's water comes from WaterOne. Its 2026 Water Quality Report shows an average hardness of 135 mg/L in 2025, which is hard on both the Water Quality Association and USGS scales, even though WaterOne softens the water with lime before it reaches you.
Most of the spotting we see in Leawood starts with irrigation. In-ground sprinklers are standard on Johnson County lawns; WaterOne's own watering guide is written around a typical 8-zone system. When spray reaches the glass and dries in the sun, it leaves calcium and magnesium behind. After a few summers, those deposits bond to the glass and start to etch it.
On any home, the glass that spots first sits at lawn level: lower windows, patio doors, pool fences and railings. That's exactly where sprinkler spray reaches.

Stop new spots before we remove the old ones.
- Walk each zone while it runs and look for spray reaching windows, doors and glass railings.
- Turn or swap heads so they water the lawn, not the house.
- Follow WaterOne's Smart Watering advice: Tuesday, Thursday and weekends, about a quarter inch at a time, avoiding midday.
Inspect, test, restore, protect.
- We sort every pane into fresh spots, bonded deposits or etching.
- We restore a test spot for you to approve.
- We dissolve the deposits and polish out etching, with the glass left in its frame.
- An optional clear coating makes new spots easier to rinse off.

Hard water in Leawood: questions
Will a water softener fix the spots on my windows?
Usually not. A whole-house softener treats indoor water, and WaterOne notes softened water means less spotting on hard surfaces, which helps shower glass. Lawn sprinklers are normally on unsoftened water, so windows near sprinkler zones keep spotting until the spray is redirected.
Why are only my lower windows and doors spotted?
That pattern almost always points to sprinklers. Spray hits the bottom of the glass, dries in the sun and leaves minerals behind. Adjusting the heads stops new spots; restoration removes the ones already there.
Can you restore the glass on our pool fence or patio doors?
Yes. Glass pool fences and patio doors get wet more than any other glass on a Leawood home, and they restore the same way as windows.
Do I need my HOA's permission?
We don't change or replace any windows, so the house looks the same from the street. Check your HOA's rules on contractor hours and parking, and we'll schedule around them.
How long will it take?
Most Leawood homes are done on site in about two days. Leawood is 5–10 minutes from our base, so inspections and test spots are easy to schedule.
